Closing Services:
· Price quotes available upon request. · Mobile closings available at locations other than our offices. · Legal documents provided by our on staff attorney. · Notary service provided free to our customers.
Processing of title orders: (Including but not limited to the following)
· We will perform a title search and examination: issue a title commitment, clear all title issues, including ordering payoffs for mortgages, liens, judgments, taxes, assessments and issue a title insurance policy. · We will prepare all documents relating to your title work. · We will contact all parties to coordinate all aspects of the closing to ensure an on time and stress free closing. · We will contact you within 24 hours of receiving an order to confirm receipt of order and to provide you with your Global representative’s contact information. · All of our title insurance policies are underwritten by Stewart Guaranty Title or United General Title Insurance Company, two of the largest and most respected underwriters in the title insurance industry.
Escrow Services:
· We will receive and process escrow deposits when named as the escrow agent on the contract. · We will disburse escrow funds as directed by the lender. · All escrow deposits must be made payable to Global Title Company. We do not accept two party checks. · To prevent delays in closing, we request that all payments be in the form of a cashier’s check or a bank wire transfer of funds. Personal checks will delay the closing, until the funds have cleared the bank. · Out of state checks require a minimum of 10 business days to clear the bank.
Re-Issue Credits:
· For refinances, we will give you a full re-issue credit for the existing owner’s policy. · For real estate sales, we will give you a full re-issue credit if the owner’s policy is no more than three years old. |
